SAN FRANCISCO-McKenna Long & Aldridge LLP has leased the 25,633-sf 41st floor of 101 California Street. The international law firm signed a long-term lease and plans to occupy the space in August.Located one block north of Market Street, 101 California is a 48-story, 1.2 million-sf building that was completed in 1982. Tenants in the building include A. T. Kearney, Merrill Lynch, Montgomery Asset Management, Sapient and Booz Allen Hamilton.McKenna Long is currently located at Equity Office Properties’ One Market complex, on a portion of Spear Street Tower’s 31st floor. Both buildings provide impressive views of the bay. “We needed a substantially larger space to accommodate recent and planned future growth of our San Francisco office, and we were unwilling to do without the great views we have become accustomed to over the last 20 years at One Market,” says Christian Volz, the law firm’s San Francisco-based managing partner.The law firm’s broker, BT Commercial SVP Frank Fudem tells GlobeSt.com that the space at 101 California was built out at a cost of $150 per sf by Scudder Investments and is in “pristine” condition. Fudem says McKenna Long will reuse the entire perimeter, which is lined with private offices, and substantially reconfigure the interior. The deal includes the free use of “hundreds of thousands of dollars” worth of custom furniture that Scudder and its successor, Deutsche Asset Management, left behind, says Fudem, who declined to reveal the negotiated lease rate.
