SAN DIEGO-In a further sign the office market is continuing to make a turnaround, even sublease space is beginning to fill. Northrop Grumman System Corp., which already has a major presence in the Rancho Bernardo area, will soon add to its space requirements. The Los Angeles-based defense firm has signed a 36-month sublease for a 108,290-sf building on the Rancho Bernardo campus previously occupied by Cymer Inc, which is a supplier of the light source for deep ultraviolet photo-lithography systems. In the deal, Northrop Grumman will take over an office and R&D production facility located at 16710 Via del Campo Court. The lease is valued at $5.2 million. Northrop Grumman will expand into the new facility in March. The two-building office campus features an outdoor amphitheater, parking structure, indoor/outdoor dining facilities and basketball/sports court. General Atomics subleased the adjacent 39,759-sf building at 16750 Via Del Camp Court in October of 2004. The 36-month sublease was valued at $1.7 million. In that deal, Jay Alexander, Tom Mercer and Ryan Grove of Colliers International represented both parties in the deal.In the Northrop Grumman deal, Cymer Inc. was represented by Alexander, Mercer, and Grove. David Crabb and Hugh Hafter of Trammel Crow Company represented Northrop Grumman.For Alexander, Mercer and Grove, it’s the second major deal they’ve closed of late. Last week, they announced that Intuit Inc., the maker of business applications such as Quicken and TurboTax, had agreed to a 10-year, 365,000-sf lease at Santa Fe Summit, a four-building, 466,000-sf office campus being planned by Los Angeles-based REIT Kilroy Realty Corp. Financial terms on the deal were not released on the project.
