Engle Homes will move in August to 2600 Tower from 15,000 sf of class A office space at 3150 S. 48th St. in Tempe, according to John Bonnell, a vice president with Trammell Crow Co.'s local office. He tells GlobeSt.com that Engle Homes will become the lead tenant and get a building sign as part of the deal. The homebuilder will occupy the 14th and 15th floors and parts of the 16th floor in the 20-story building.

The space will house administrative functions and a design studio for its clients. "They wanted a more central location in the Valley to be more convenient for their customers," says Bonnell, who teamed with TCC's Don Mudd and Jason Moore to bargain terms for the building owner, Adler Realty Investments LLC of Woodland Hills, CA. Tom Adelson of CB Richard Ellis Inc.'s local office represented Engle Homes.

The new deal takes the tower to 75% occupancy. The TCC leasing team has closed about 125,000 sf of transactions since Adler Realty Investments purchased it in April 2004. The 1980s-era building was 30% vacant when Adler Realty Investments bought it. The tenant roster includes Lydian Data Services with 32,000 sf; Arizona Business Bank, 20,000 sf; and Brinkster Communications, 12,000 sf.
