Tilden Properties plans to immediately set up a machine shop in 6119 Brittmoore Rd., an office/warehouse that delivered last year. "This is a newly formed company and they wanted to buy rather than lease," says Travis Land, an associate with NAI Houston. He and principal John Ferruzzo represented Tilden Properties in the transaction. Leah and Bill Forrest with Sperry Van Ness' local office handled negotiations for the seller, Roberts Development & Construction Inc. of Houston.

Land tells GlobeSt.com that Tilden Properties had three options, but chose the Brittmoore building because of price and location. The firm wanted a new building with 10,000 sf to 20,000 sf in northwest Houston "so they could design their office layout," he says. "And, they wanted to be in northwest Houston to be close to their customer base." The building, completed last year, will have about 20% office build-out. Land adds the company's executives also were attracted to the secure, gated business park setting. Tilden acquired one of the first speculative buildings that Roberts Development & Construction built in the park.
