ABERDEEN, MD-Area residents and visitors to the three-year-old Ripken Stadium will have more things to do now that the neighboring 46-acre parcel has been snapped up for the development of a new mixed-use center with a sports motif. Nottingham Properties is behind the project and spent $4.2 million to purchase the land next door to the minor-league baseball stadium from the City of Aberdeen.

The transaction had been delayed due to a competing bidder's contesting in Harford County Court of the city's decision to sell the property to Nottingham. The developer expects to spend $65 million to complete the project, which will feature retail, entertainment and residential offerings.

Located off Interstate 95 less than 35 miles from Baltimore, what will ultimately be a single property was purchased as two separate lots: one encompassing about 20.5 acres at Gilbert Road and Long Drive and a second lot of 25.5 acres at the same intersection. Once Nottingham has completed the work on the project, which is on schedule to get under way in January, the site will be home to a lifestyle center, consisting of a 130,000-sf retail segment, an entertainment component to include a 16-screen theater, and nearly 170 condominium residences enclosed in 10 structures.
