All Temp Sensors, a division of Klingenberg, Germany-based WIKA Instruments Ltd., signed a long-term lease for the project, which will be developed and owned by Houston-based Clay Development & Construction Co. Ground will break in May on a three-acre tract at the intersection of US Highway 225 and Battleground Road, just a couple miles west of the Barbours Cut Container Terminal near the Houston Ship Channel.
All Temp Sensors now occupies 10,000 sf in Pasadena. The plan is to move in December, says Travis Land, an associate with NAI Houston. "Their needs were very specific and there was nothing existing that would work," he tells GlobeSt.com. "We surveyed the market for existing space and then started looking for land." He adds All Temp Sensors had narrowed the field to two options, but Clay Development's offer had better economics and faster construction. "Timing was a very big deal for All Temp Sensors and the fact that Clay could have the building done by the end of the year sealed the deal," says Land, who teamed with NAI principal John Ferruzzo on the transaction.
The build-to-suit will be 100% air conditioned with 25% office build-out and a large truck court. According to Land, similar projects are leasing for roughly $7 per sf, triple net.
