"Unaxis needed to downsize and KES Systems' business needs changed so they needed more space and an upgraded image," says Nate Bubeck, an associate with Lee & Associates Arizona in Phoenix. He tells GlobeSt.com that both firms wanted to stay in the general area because of their employee bases and clients. The four-year-old Tempe Business Center space fit KES Systems' needs because it was relatively new space that was already built out with a lab area. Unaxis is moving into 1121 W. Warner Rd. to clear the decks for KES Systems' occupancy of 1407 W. Drivers Way. The expanding firm is vacating 12,000 sf in Eaton Freeway Industrial Park, where it's been housed more than a dozen years.

Unaxis signed a five-year lease, valued at $275,000, for flex space in a 105,000-sf development owned by Phoenix-based Carlson Real Estate Co. Kevin Cosca and Bill Bayless in CB Richard Ellis Inc.'s Phoenix office represented Carlson Real Estate in the Unaxis transaction.
