A former data center for Chase Manhattan Bank, the six-story structure is on five acres. It features an atrium lobby, a full-service cafeteria and parking including two underground levels. Heritage plans to upgrade the building's lobby and common areas. The site is currently is 96% occupied with a tenant roster including Nixon-Peabody, Federal Aviation Administration and Countrywide Credit.

Located at 990 Stewart Ave., Atria East is situated in an area known as "the Hub" because it includes a dense corporate population, a growing retail presence, colleges and universities, hotels and conference centers and cultural attractions. "Garden City is a great submarket," says Jeffrey Greenberg, a principal with Heritage Management. "Yet because of its growing popularity and urban appeal, Garden City has significant barriers to entry."

Heritage Management has retained Lincoln Equities to continue as the property's manager and leasing agent. Heritage Management maintains 2.5 million sf of office, retail and industrial space in New Jersey, New York, Pennsylvania, Massachusetts, Ohio, Florida, Texas and Arizona. David Bernhaut, executive vice president of Cushman & Wakefield of New Jersey's Metropolitan Area Capital Markets Group negotiated the transaction.
