Frost Product Manufacturing Inc. ordered the equipment and needed to be in 3920 Westhollow Pkwy. by May 1, says Jim Thompson, a broker with Grubb & Ellis Co.'s local office. He represented Frost Product in transaction while Mickey Meyer-Sturgis handled talks for the local owner, Richland Investments.

Thompson tells GlobeSt.com that Frost Product had several options, but the Westhollow building was the best option by far. "The location was just right down the road from its offices and the space suited their needs and required very little adaptation," he says. Frost Product's corporate office is located at 5626 Willers Way.

Meyer-Sturgis says Frost Product will occupy space that's been vacant about six months. With the Frost Product deal, the 82,000-sf light manufacturing building is fully leased. Other tenants in the 23-year-old building are Unique Industrial Products and Gulf Coast Bag & Bagging. The building's quoted rent ranges from $4.56 per sf to $5.04 per sf.
