Although terms were not disclosed, asking net lease ratesat the building are $12 per sf. Trammell Crow Company's Doug Shehan and Norm Murdoch represented New York-based TIAA, owner of the building since 1998, in negotiations with Dave Stefancic of Equis Corp.

The deal keeps occupancy at the building, where American Airlines also is a tenant, at 70.8%. According to Delta Associates' first-quarter report, overall vacancy in the O'Hare submarket is 23.2%.
