WASHINGTON, DC-An unnamed offshore buyer acquired the 13,100-sf office building at 3240 Prospect St. NW in Georgetown for $4 million, or $305 per sf. With the assistance of real estate services firm Cassidy & Pinkard, Potomac Development Corp. affiliate PDS Associates found a new owner for the class B building. According to Washington, DC records, the property has an assessed value of $1.4 million.

It is fully occupied by Georgetown University. The average sales rate for class B office properties in the District by the end of 2004 was $279.98, according to Advantis Real Estate Services Co.’s Year End 2004 Office Report.
