On the empty space, the partnership will erect a five-structure development that will feature office, flex, industrial and retail space. With the land acquisition agreement in hand, Hollander Rock plans to kick off construction of the project this summer.

Located right off I-95, the 51-acre site on which Hollander Rock will develop the mixed-use endeavor actually consists of two properties in Northeast Baltimore with the addresses of 7200 Pulaski Hwy. and 1602 62nd St. "This business park's flexible industrial space will create an attractive option for companies at a visible and accessible Baltimore City location," says M.J. Brodie, president of BDC.

Already, the development team has been in talks with Newburyport, MA-based plastics manufacturer GI Plastek to take on space at the new complex. According to Delta Associates Year End 2004, "Flex/Industrial demand rose significantly in the second half of 2004, and we project demand to slightly outpace new supply over the next 12 months; Suburban Baltimore's flex/industrial market likely will experience increased momentum in 2005, as the economy improves and demand increases" The office market in the area is on the upswing, as well. "The Baltimore area office market improved significantly in the 4th quarter of 2004, as job creation was strong, bolstering demand for office space," Delta's Year End 2004 Office Report notes.
