Spiegel Warehouse To Become 158 Condos

CHICAGO-The $38-million project at 1012-58 W. 35th St. will turn the catalog company's former 364,500-sf warehouse into one- and two-bedroom units ranging from $180,000 to $400,000.

CHICAGO-A former Spiegel Co. warehouse will be converted into 158 one- and two-bedroom condominiums, one of the largest projects in Alderman James Balcer’s 11th Ward. The $38-million project includes mostly one-bedroom units priced from $180,000, to about 40 two-bedroom units ranging up to $400,000.

The planned development, which allows for the conversion of the catalog company’s former 364,500-sf warehouse at 1012-58 W. 35th St. in the Bridgeport neighborhood, was endorsed Thursday by the plan commission. Although it is in a tax increment financing district, developers Kent and Morton Skolnik are not seeking TIF assistance. The lack of city financial help, however, is not keeping the Skolniks from making units in their conversion affordable, Balcer says.

“I’ve worked with the developers before. It’s affordable,” Balcer says of the project. “It’ll have programs for police and firefighters, teachers and the military.”
