CHICAGO-The need for more efficient space is motivating two smaller Downtown office tenants to move this summer. Orpett & Meyer, P.C. has opted for 14,000 sf at the Marmon Building at 225 W. Washington St. while the Spencer Foundation is moving two blocks south to 13,089 sf at 625 N. Michigan Ave.

In the case of Tribler, Orpett & Meyer, a civil litigation law firm, the new space is 40% more than it has at 30 N. LaSalle St. In addition to more space, the deal was “an excellent economic lease package,” according to CB Richard Ellis associate Connor Kerr. Although terms were not disclosed, asking net lease rates are $17 per sf at the building, where vacancy most recently was 29%. Senior vice president Cal Wessman and Kerr represented Tribler, Orpett & Meyer while Chris Cassata and Melissa Rubinstein of CB Richard Ellis represented the partnership that owns the 471,792-sf building.
