The accounting and consulting firm had tapped Studley last year to evaluate its future real estate demands. After research, Studley and its client agreed that the space at 8219 Leesburg Pike--which is larger than Beers and Cutler's current 27,000-sf home up the street at 8230 Leesburg Pike--would best accommodate anticipated needs. Paul Schweitzer and Stephen Goldstein of Studley, which is also assisting Beers & Cutler with the disposition of its current space, represented the accounting firm in the deal; Moe Hamilton, Bill Kamp and Jeff Roman of CB Richard Ellis represented building owner the Realty Associates Fund VI LP of TA Associates.

"With an attractive economic package, generous expansion options and extensive base-building upgrades, Beers & Cutler's lease at 8219 Leesburg Pike will help the firm maintain its significant presence in the region for years to come," Schweitzer says.

Beginning in September, Beers and Cutler will occupy the sixth, seventh and eighth floors of the eight-story building under a 15-year lease. While the financial terms of the lease have not been disclosed, the reported average asking rate for space at 8219 Leesburg Pike is about $27.60 per sf.
