The department of planning and development will recommend the sites be rezoned to B2-3, says project manager Joseph Lopez, which allows for a more generous floor-area ratio of 3.0. The sites were among 22 reviewed by Mayor Richard M. Daley's gasoline station task force, Lopez says, with the other 16 already committed to other uses. Target prices have been set at $9 per sf, Lopez adds. However, the department is willing to consider writing down the cost of the land, Lopez says, as well as tax increment financing.

The largest site is a 16,685-sf parcel at 9815-17 S. Cottage Grove Ave., acquired in a 2001 foreclosure. The target price is $150,000.

A 15,500-sf site at 5100 S. Union Ave. could be had for $140,000, while the target price at 820 S. Pulaski Rd. is $120,000. Also available are a 9,992-sf site at 1955 S. Damen Ave. ($90,000 target price), a 6,243-sf site at 1601 S. Sawyer Ave. ($56,000 target price) and a 4,101-sf site at 7905 S. Woodlawn Ave. ($37,000 target price).

The community development commission recently approved a request for proposals for the six former gasoline station sites. Proposals are due June 30. Besides plans that include retail, office, institutional, service and residential uses, the department of planning and development will consider the economic feasibility and landscape designs of the projects, Lopez says.
