LEE COUNTY, FL-CBL & Associates joins the Richard E. Jacobs Group as a 50-50 joint-venture partner in the development of the open-air 1.7-million-sf Gulf Coast Town Center development. The retail project, currently under construction, will cost between $150 million and $180 million to build, a CBL spokeswoman told GSR.
Bass Pro Shops, Belk, J.C. Penney, Regal Cinemas and Target are the development's current committed anchors, but the developers say they expect to sign five more. The first phase of Gulf Coast is scheduled to open in the fall and the entire center will open the following fall. CBL will lease and manage the center.
Gulf Coast is going up in an area with a lot of recent retail development. About 10 miles away in Estero, Simon Property Group is building the 1.2-million-sf, open-air Town Center at Coconut Point, which is scheduled to open in phases this year.
This is not the first time CBL and Cleveland-based Jacobs have done business together. In 2001, CBL, based in Chattanooga, TN, acquired 22 malls from Jacobs for about $1.2 billion.
Jacobs, which before the CBL deal was one of the larger private owners of malls, is now concentrating on the development of large, open-air centers. In 2002 it opened the 1.4-million-sf Triangle Town Center, a hybrid open-air and enclosed development in Raleigh, NC. Jacobs executives are also in the planning phases of developing the 1.6-million-sf Cypress Creek Town Center, in Pasco, outside of Tampa.
CBL, the owner of 167 properties, including 70 regional malls, earlier this year opened the 750,000-sf Imperial Valley Mall in El Centro, CA, its first development in that state. Executives announced plans this month to build the 206,000-sf Lakeview Pointe, an open-air center in Stillwater, OK.
