The local law firm of Coats Rose Yale Ryman Lee signed a long-term lease to add 14,215 sf, increasing its presence in 3 Greenway Plaza to 66,768 sf. Healthlink Inc. took its total to 35,067 sf with a 20,999-sf expansion in 3800 Buffalo Speedway, redrafting its pact with a medium term.
Coats, Rose Yale Ryman Lee, marking its first year in the building, is picking up the balance of the 19th floor. The firm also fills the entire 20th and 21st floors in the 477,350-sf, class A building, owned by Fort Worth-based Crescent Real Estate Funding III LP. The lawyers will start moving into the expansion space in June and finish by year's end. With the Coats Rose lease, 3 Greenway Plaza is 99% occupied. Quoted rents fall in the low $20 per sf. Ron McWherter and Jake Cliburn with CB Richard Ellis Inc.'s local office represented Coats Rose while Crescent had in-house brokers Randy Strait and Warren Savery bargaining its terms.
Eyeing a move within 30 days, Healthlink, a two-year tenant in 3800 Buffalo Speedway, is taking over the balance of the fifth floor and picking up part of the fourth floor with the reworked lease. "They wanted an internal stair so they can walk up and down between floors and not take the elevator," Savery tells GlobeSt.com.
The 155,801-sf, class A-minus building is 81% occupancy. Its quoted rate hovers $18 per sf. Strait and Savery brokered the Healthlink transaction.
