Max Movers presently occupies 76,000 sf at 1203-1215 N. Post Oak Blvd. and roughly 35,000 sf in a nearby satellite location. "There's ongoing discussion about additional expansion within the building," Bob Berry, an executive vice president with the Staubach Co.'s local office, tells GlobeSt.com. "There is ongoing growth in their business." He says Max Movers could take down more space in the office/warehouse by midsummer.

But for now, the focus is getting set up in the 33,000 sf of expansion space. Berry says the company plans to move into the space this month. Max Movers started out 15 years ago with just 11,000 sf, according to Berry.

"The opportunity presented itself for Max Movers to take down some contiguous space," Berry says. "We knew we needed to expand and it was the availability of contiguous space--more than anything--that was so appealing." He negotiated on behalf of Max Movers while the building owner, St. Paul Properties, was represented by Darryl Noon, a senior vice president with locally based Transwestern Commercial Services Inc.

Berry says the Max Movers' expansion pushes occupancy to about 80% in the 175,000-sf office/warehouse. Space in the 1980s-era building, located in the near northwest submarket, is on the market for $4.08 per sf, gross.
