The Laredo-based energy company is planning a summer move to 1111 Bagby St. from roughly 20,000 sf at 1001 McKinney St., according to Mike Boehler, an executive vice president with the Staubach Co.'s local office. The firm's lease was expiring so a search was launched to find more efficient space, he tells GlobeSt.com. "They were more inclined to move than to stay where they were because they didn't like the floor-plate configurations," he says.

The company will occupy the entire 16th floor in the 53-story, 1.1-million-sf tower, which carries a quoted rate of $12 per sf, net. The Sanchez Oil & Gas lease drives occupancy to 43% in the rebound push from ChevronTexaco's move-out. "Since ChevronTexaco is moving out, they need to lease up the space and they're making great deals," Boehler says. "Heritage Plaza is a great building for the price. The amenities, location and price convinced Sanchez to lease space in the building."

Boehler and David Bale represented Sanchez Oil & Gas in the negotiations. The New York City-based building owner, ING Clarion Realty Services, was represented internally by Chuck Kemp along with Lincoln Property Co.'s Charles Giammalva and Brian McMackin in Houston.
