Equus Group Refinances Mixed-Use Portfolio

BRENTWOOD, CA-The locally based Equus Group takes out a $30.7-million loan on a portfolio of properties here that includes multifamily, retail and office space.

BRENTWOOD, CA-The locally based Equus Group has taken out a $30.7 million loan on a portfolio of properties here that includes multifamily, retail and office space. Brentwood is located 40 minutes northeast of San Francisco.Wells Fargo’s Commercial Mortgage Origination Group provided the financing. The loans are at a fixed rate of interest for a 10-year term with payments based on a 30-year amortization schedule. Pricing was at a blended rate of less than 5.15%.The portfolio includes Towncentre Commons, a 137-unit apartment community built in 1989 and 1997; Towncentre Plaza, two retail buildings totaling 23,700 sf that are shadow-anchored by grocery and drug stores; Towncentre Professional, three single-story, suburban office buildings totaling 33,500 sf, and; Towncentre Office and Executive Suites, three single-story, suburban office buildings with 35,000 sf rentable. The financing was arranged by Bill Brizendine a director in LJ Melody & Co.’s San Francisco office. LJ Melody is the real estate investment banking division of CB Richard Ellis.
