The company needed more space for its growing men's shirt and slack divisions, according to CB Richard Ellis' Clyde Reetz, who arranged the deal on behalf of the Atlanta-based Oxford. Property owner Cohen Brothers Realty Corp negotiated directly through David Nevins and Michelle DeBerry. Financial details of the transaction were not released.

Reetz says 3 Park, located between 33rd and 34th streets, provided "the right answer" to meet Oxford's needs, adding that CBRE did an "extensive market search" for a solution. Oxford produces and markets branded and private label apparel for men, women and children. Its customers include national chains, specialty catalogs, mass merchants, department stores, specialty stores and Internet retailers.
