$20M Class A Office Building Breaking Ground in June

THE WOODLANDS, TX-The Woodlands Development Co. will raise a 105,000-sf office building at 21 Waterway Ave., right next to the Woodlands Waterway Marriott Hotel and Convention Center. About 55% of the class A space already is out for contract.

THE WOODLANDS, TX-The Woodlands Development Co. has finalized plans for 21 Waterway Ave., a 105,000-sf, class A office building along the Woodlands Waterway. Industry experts peg the cost of the seven-story building at $20 million.

The Woodlands Development Co. will break ground on the building in early June. The 21 Waterway Ave. building will be situated on less than an acre beside the Woodlands Waterway Marriott Hotel and Convention Center.

About 55% of the office space is out for contract, Dennis Conine of Binswanger/Conine & Robinson, tells GlobeSt.com. “We are negotiating with three major tenants, but we can’t disclose them until the leases are signed,” he says. The space is on the market for $17 per sf, triple net.
