SAN DIEGO-The General Services Administration has signed a 10-year, $7.8-million lease for 22,335 sf of space at Pacific Center I, part of a two-building, 450,000-sf class A office complex in the Mission Valley area. The GSA will take occupancy in September and will be used for administrative offices for the Navy Base Realignment and Closure. In the deal, which brings Pacific Center to roughly 90% occupancy, Burnham Real Estate Oncor International’s Ron Miller and Mark Wayne represented the landlord, Landmark/DRA. Ed McBee of JEM & Associates represented the GSA. According to Miller, GSA will relocate from smaller space Downtown, so the move is both a relocation and an expansion.Miller tells Globest.com that GSA looked at several class A locations–encompassing both the downtown area and suburban areas such as Mission Valley and Kearny Mesa–before agreeing to the Pacific Center site. “Part of their requirements were accessibility to a hotel and Pacific Center is adjacent to a Doubletree Hotel,” Miller says.Pacific Center inked another significant deal earlier this year, when CACI Technologies Inc. signed a five-year, $4.5-million lease for 30,000 sf. CACI provides the IT and network solutions for defense, intelligence and e-government and will move into the space in June. Miller, Wayne and Dan Broderick of Burnham represented the landlord while Charlie Henyon of Studley represented CACI. “The deal was a consolidation for CACI of six other locations in the San Diego area,” Miller says. In the deal, CACI took 22,000 sf of the seventh floor and an additional 8,000 sf of ground-floor space. While activity has been building at the site, Miller says big pockets of space remain at the complex, with 22,000 sf on the eigth floor–although it’s currently under negotiations–and another 20,000 sf on the sixth floor.
