While the deal pushes occupancy at 209 S. LaSalle St. to 80%, vacancy is 41% at 208 S. LaSalle St., where asking net lease rates begin at $12 per sf. Prime Group Realty Trust is selling the 874,742-sf building to Prime/Mansur Investment Partners for $44 million as part of a settlement of lawsuits stemming from the REIT's decision to sell the company Lightstone Group, LLC rather than Prime/Mansur.

Built in 1888, the 283,000-sf building was restored in 1992. Available space includes 24,487 sf on the 11th floor, which includes a restored library where architect Daniel Burnham planned the 1893 Columbian Exposition. The building was designed by John Root.
