The leases bring the 40,000-sf industrial building at 903 Gemini St. to 60% occupancy, according to Darren O'Conor, an associate with NAI Houston. He and NAI colleagues John Ferruzzo and Travis Land represented the building owner, Houston-based Clear Lake Properties LLC. Both Brand I.Q. and Environmental Monitoring Service were self-represented.

Brand I.Q. signed a medium-term lease for 16,823 sf, renewing and expanding from 10,000 sf. "They did an early renewal because the company is growing and they needed more space," O'Conor tells GlobeSt.com. The firm, picking up space in an air-conditioned warehouse space adjacent to its existing foothold, is planning a June move-in. Brand I.Q. has been a tenant in the 1980s-era building since 2002.

Environmental Monitoring Service committed to a long-term lease for 7,444 sf, downsizing from a 20,000 sf building at 1199 NASA Rd. One. "They wanted to stay in Clear Lake, but didn't need as much space so sold their existing building and relocated," O'Conor says. The firm recently moved into the Gemini building, which leases for $6.60 per sf.
