SAN DIEGO-Redevelopment of the historic TR Produce Warehouse, located across from Petco Park, is under way and has a targeted completion date for the second quarter of 2006. The project calls for 20,000 sf of ground-level restaurant and retail space and 27,000 sf of loft-style office suites, in a four-story building that will preserve and restore the original warehouse, which was built in 1933, as part of its design. Financial terms on the project were not available."This building is a Downtown San Diego landmark, and its location adjacent to the ballpark and in the heart of East Village makes it ideally suited for urban-style office lofts," says Al deBerardinis of locally based Cruzan|Monroe, the project's developer. Cruzan|Monroe acquired the former Wellman-Peck Building in 2003. According to deBerardinis, the company's goal is to "preserve the building's historic integrity and re-energize it into a vibrant place to work, shop or dine."The development calls for restoring the original 1930s exposed brick style, which was designed by Julius Kraft and Sons. The new development will add a new two-story steel-framed structure above the warehouse to provide 27,000 sf of loft-style office suites. Bounded by J Street and Island, Eighth and Ninth avenues, the development will include a mezzanine and will stand 65-feet tall at completion.Architects Richard Bundy and David Thompson, along with general contractor Wheelihan Construction, are guiding the project's design. Bill Shrader and Corinna Gattasso of Burnham Real Estate's Urban Retail Group are handling leasing for the retail and restaurant portion of the project. Bradford Perry and Barry Mahlberg, also of Burnham, are handling sales of the office suites.
