OfficeMax is planning an immediate move into 4302 W. Buckeye Rd. in Phoenix from a 60,000-sf spot at 6718 S. Harl Ave. in nearby Tempe, according to Steve Mardian, senior vice president with Grubb & Ellis|BRE Commercial LLC. He tells GlobeSt.com that OfficeMax, faced with an expiring lease, wanted to find a more central location in the Valley and get closer to its main plant at 51st Street and Van Buren Avenue and the distribution facility for sister company, Boise, ID-based Boise Cascade Holdings LLC.

"We looked for a couple of months," Mardian says, "and there was a handful of options." He says the Buckeye Road building offered the best economics as well as 28-foot clear height, eight dock doors and 190-foot truck maneuverability.

The OfficeMax lease takes occupancy to 40% in the 520,000-sf distribution facility, owned by Minneapolis-based Ryan Cos. But, another deal is one the way. "We have a letter of intent for a third-party logistics firm to take down the 150,000 sf," says Pat Feeney with CB Richard Ellis Inc.'s Phoenix office.
