Ramirez's plans took a step forward recently when the city council's committee on zoning recommended rezoning to allow for the project. The properties now include a series of two-story mixed-use buildings with storefronts and residential units from 2946 through 2960 W. Belmont Ave., an 18,000-sf site. Now zoned C1-1, the properties could accommodate more than 21,000 sf of development. However, the proposed B2-2 zoning will allow for a project totaling nearly 40,000 sf.

A representative from 33rd Ward Alderman Richard F. Mell's office says the properties are run-down, and the project will improve the section of Belmont Avenue near Sacramento Avenue.
