Zoning Change Would Allow 15-Unit Project

CHICAGO-The owner of five properties in the 2900 block of W. Belmont Ave., now a collection of older mixed-use buildings with storefronts, would be replaced by two six-unit buildings and a three-unit structure.

CHICAGO-A strip of five properties in the 2900 block of W. Belmont Ave. will be razed to make way for a 15-unit condominium project. The property owner and developer, Tony Ramirez, plans to build a pair of six-unit buildings with three more units in a third building.

Ramirez’s plans took a step forward recently when the city council’s committee on zoning recommended rezoning to allow for the project. The properties now include a series of two-story mixed-use buildings with storefronts and residential units from 2946 through 2960 W. Belmont Ave., an 18,000-sf site. Now zoned C1-1, the properties could accommodate more than 21,000 sf of development. However, the proposed B2-2 zoning will allow for a project totaling nearly 40,000 sf.
