"It is move-in ready with over $17 million in high-tech improvements that have been meticulously maintained since ADC (Telecommunications) vacated the property a year ago," Huempfner says.

The building appears well suited for a company coming out of Minnesota's emerging biotech industry. One feature that may attract such a company is its 46,000 sf of clean room space. Another is the fact it is located within 10 minutes of the University of Minnesota, where much of the biotech research is going on.

The property is about 10 miles from downtown Minneapolis, with access from Interstate 35E and County Road E. Other uses might include a microelectronics or optical device company. Although the asking price was not disclosed, Poppe says it is "priced well below replacement cost."
