"Concentra didn't have a presence in these areas and they're trying to cover every market," says Blaine Black, a senior vice president in Phoenix for Dallas-based Trammell Crow Co. He and Pat Devine represent Concentra, which has 15 clinics in the Valley.

Concentra will open doors in the summer on a 6,540-sf clinic at Northsight Crossing in Scottsdale and a 26,142-sf location will start up in October in Allred Sky Harbor Center. Concentra's Sky Harbor location at 1717 E. Grant St. also will house the administrative team as well as provide storage. The larger lease fills the last opening in a 57,242-sf, flex office structure, which leases for roughly $14 per sf. Building owner, Douglas Allred Co. of San Diego, was represented in the negotiations by Mark Krison, Bob Crum and David Carder with CB Richard Ellis Inc.'s local office.

Concentra's Northsight Crossing space is part of a 110,000-sf shopping center, anchored by a 30,000-sf Gold's Gym. Again, the deal takes the last spot in the 13-acre development at the intersection of Northsight Boulevard and Raintree Drive. Max Bippus of CBRE negotiated the lease for the owner, a limited liability company based in Las Vegas. The retail space is quoted at $33 per sf.

Black tells GlobeSt.com that Concentra received signs on both buildings. "They wanted locations with good access and visibility," he says, opting not to disclose the leases' values.
