The residential, office and retail endeavor is being spearheaded by the JBG Cos., which plans to spend an estimated $400 million to complete. In a decision late last year that approved JBG's development proposal, officials of Rockville's Planning Commission concluded that, "annexation into the city will facilitate the Twinbrook Commons development project and unify the proposal under a single jurisdiction."

Surrounded by Ardennes Ave., Twinbrook Pkwy., Parklawn Dr., and the WMATA and CSX rail tracks to the west, the 17-acre parcel that had been in the county's domain has now been officially joined with the remaining nine-acre parcel to create a single Rockville zoned property. According to JBG's plans, that property will feature 1,595 residences in the form of apartments of various designs and live/work loft spaces, 220,000 sf of ground-level retail space and 325,000 sf designated for offices.

JBG expects the entire project to take about six to eight years to realize. "We are just working through the site plan process and we hope to have that wrapped up by the end of the month and start construction early next year." JBG principal Rod Lawrence tells GlobeSt.com.
