The Springfield, MO-based outdoor retailer is the first tenant to commit to the $200-million project planned for 127 acres at the intersection of Beltway 8 South and Texas 288. The 130,000-sf store is scheduled to open in fall 2007.
"We think Bass Pro Shops is great," says Terry McEwen, president of Poag & McEwen. "The store will increase the shopping radius for the center and make it a destination draw." He expects more than 50% of Bass Pro Shops' customers will drive at least 50 miles to reach the store.
McEwen tells GlobeSt.com that Bass Pro Shops committed to a lease exceeding 15 years. The pact is the first deal that Poag & McEwen has done with the retailer. "We think Bass Pro Shops will attract other tenants to our center," he says, adding a contract for another anchor is "out for signature." The developer hopes to bring a movie theater, specialty grocer, bookstore and fashion retailers into the center, being designed by Atlanta-based Thompson, Ventulett, Stainbeck & Associates.
The Pearland Bass Pro Shops is expected to employ up to 300 people. Like the retailer's other 25 stores, it will feature equipment and clothing for hiking, backpacking, wildlife viewing, camping and outdoor cooking. It also will feature a boat showroom and a gift and nature center.
Currently, Bass Pro Shops is developing its largest Texas store in San Antonio. The 200,000-sf store will anchor the Rim, a 700-acre, mixed-use development at the intersection of Interstate 10 and Loop 1604 in the northwest submarket. The store is scheduled to open in late 2005 or early 2006.
Meanwhile, the retailer announced plans to open its first California store in another Poag & McEwen development, the 700,000-sf Promenade Shops at Orchard Falls, in Manteca. That store is scheduled to open in the fall of 2007.
