"It is clear that the commercial real estate market in certain areas of the country has reached its near-term peak," T-Rex CEO Thomas M. Mulroy says of the firm's recent disposition. "When the federal government expressed interest in acquiring this property several weeks ago, we felt it was an appropriate time to sell."

The government's new acquisition sits near I-66 and Rte. 234 along the border that separates Prince William County from the City of Manassas. Being a secure site, the campus likely already meets--or is capable of meeting--the government's stringent safety and security guidelines that have become mandatory since the September 2001 terror attacks.

The building itself is a one-time data center with the address of 9220 Godwin; it was originally designed with offices, meeting rooms, computer labs and a cafeteria. "As the nation's focus on homeland security remains vital, 'mission critical' facilities like this one in Manassas will continue to be in high demand for both government and corporate uses," says T-Rex president Cliff Preminger.
