CHICAGO-Smithfield Properties will build 45 condominiums on the 1700 block of N. Winnebago Avenue and 18,752 sf of retail space along N. Milwaukee Avenue. The $20-million Winnebago Court project, endorsed recently by the plan commission, will be built on a 1.9-acre trapezoid-shaped site divided by the Chicago Transit Authority's Blue Line elevated tracks.
Smithfield Properties' Rob Buono tells GlobeSt.com says the developers hope to have the retail space ready by late next summer. The condominiums, priced from $300,000 to $550,000, are scheduled for completion in 2007, he adds.
The entire site will fall under the city's new B2-2 mixed-use zoning. That would nearly double the density of the residential portion of the project along Winnebago Avenue, where the land is zoned RT-4. However, development along Milwaukee Avenue is less than 25% than the new zoning would allow, and will be limited to single-story buildings no taller than 20 feet. Also, the CTA requires an easement 15 from the northeast side of its elevated tracks to allow for construction of a third track for express service to O'Hare International Airport.
Although the recommendation for the planned development was unanimous, some questioned the challenging development site. "There is a problem with train tracks," says plan commission member Doris B. Holleb. "Maybe people like to watch trains go by."
Winnebago Court will include five nine-unit buildings on the western portion of the property with 65 garage spaces. The two retail buildings will be built along Milwaukee Avenue, with 46 parking spaces behind them.
