SAN DIEGO-Torrey Hills Marketplace LLC has acquired the Torrey Hills Center, an 86,582-sf retail parcel for $36.8 million. The shopping center is currently under construction and is slated to open in August. The property was sold by John Tworoger and Sam Hall of Sorrento Hills Marketplace LP. The company was represented by Steve Avoyer and Bill Thaxton of Flocke & Avoyer Commercial Real Estate. The buyer was represented by Bruce Schiff, CCIM, and Phil Lyons, CCIM, of Grubb & Ellis|BRE Commercial.The center, which is already 94% pre-leased, will be anchored by an upscale Vons grocery store. Other tenants include Daphne's Greek Cafe, Subway and Windermere Exclusive Properties and lease consideration for the shopping center totals $34.4 million to date. Avoyer says that the lack of other facilities in the surrounding area make for a successful forecast for the center. "The shopping center is located in a captive market—there are no other commercial properties nearby. This is one reason the center is expected to do well," Avoyer tells Globest.com. The project has been in the works for six years though the lot had been master planned for 20 years as a retail shopping center. Torrey Hills Center is located at 4639-4653 Carmel Mountain Road, with access to Sorrento Valley. "Employees in that area can easily come up to Torrey Hills Center for their lunch breaks," Avoyer points out. The project was designed by San Diego-based Smith Consulting Architects and features a California craftsman theme, with stone exterior treatments and custom lantern lighting. A large public plaza will accommodate outdoor dining. Bill Sharon is principal-in-charge for Smith Consulting Architects, and Mark Bolen is serving as senior project architect. Lusardi Construction Company is the general contractor.The seller had intended to keep the center until completion, but sold when presented with the offer. Capital from the sale is expected to be reinvested in another property out of state.
