NAI KLNB orchestrated the deal on behalf of both owner and buyer. Located in the Cloverleaf Business Park off I-97, the Baltimore area building's sale came soon after the single-transaction disposition of the park's three remaining buildings for a total of $10.7 million.

"At the time of the original portfolio acquisition, we were aware of a full-building user that was interested in purchasing 8223 Cloverleaf Dr. and maintained lines of communication between the two parties," says NAI KLNB's David Fritz; Fritz and colleague Craig Morrell represented Cloverleaf II, while Hayes Merkert and Laura Westerveldt represented the buyer.

"Upon closing the sale of the three buildings, we accelerated discussions between the new owner and Providence Center, which was looking to expand their operations from their location in Arnold." NAI KLNB took over leasing responsibilities for the 17-acre park just over a year ago.
