PMEB Medical Billing has been a tenant at 8300 FM 1960 West about five years, according to Bobbie Bozarth, a vice president with Axis Property Advisors LLC and the tenant's broker. "PMEB was in a position where they wanted to look at the marketplace today versus wait another year," Bozarth tells GlobeSt.com. "We chose not to evaluate the marketplace because of the existing term on the lease, but the economic package that was offered to us was more aggressive than it would be a year from now." She adds the deal included an aggressive TI package and some concessions.
PMEB Medical Billing, which provides patient billing and consultation services, is the second largest tenant in the four-story, 68,210-sf office building, located near the intersection of Texas 249 and FM 1960 West. "They are very established in this area," Bozarth says, "and the space works very well because of the hospitals that are close by." The building, which leases for $17.50 per sf, is 95% occupied. Wanda Wilson and Marci Phillips represented the Newport Beach, CA-based building owner, KBS Realty Advisors.
