SHAKOPEE, MN-Lowe's recently added a Lowe's Improvement Center to its Dean Lakes project, a Twin Cities mixed-use development that integrates residential, retail, office and high-finish industrial area at 273 acres on Highway 169 and County Road 83. Lowe's is starting to work already on a 150,000-sf store, which is expected to be open for business early next year.

A year ago April, Minneapolis-based Ryan Cos. broke ground on the mixed-use project, which is covering more than 250 acres is one of the largest ever in the Twin Cities' southwest region. The project blends 42 acres of residential space--295 housing units priced from $200,000 to $500,000--44 acres of retail space, and 90 acres of industrial and office space.

The Lowe's project adds to an already heavy summer construction schedule at Dean Lakes: Crews are in the final phases of construction on a Holiday Stationstore, Goodyear Tire store, and Ruby Tuesday restaurant, all of which open this month. In addition, Ryan will begin work on a branch office for BNC Bank, and on about 16,000 sf of small shop space that will be ready for occupancy in September.

Work is continuing on the Dean Lakes Business Park, which recently saw the completion of Dean Lakes Health, a 20,000-sf medical office building. One of the tenants is Edina Eye Physicians & Surgeons, which occupies 5,000 sf. In addition, software company Open Systems Inc. has selected a site at Dean Lakes and has hired Ryan to design and build a 25,000-sf single-story office building that will be ready for occupancy by November. In total, there will be more than 215,000 sf of construction at Dean Lakes this year.
