VISTA, CA-Voit Development Co. has agreed to purchase the 144,320-sf Century Industrial Center for an undisclosed amount. The Woodland Hills-based firm will convert the space into for-sale single-user industrial condo units.Located within the Vista Business Park, the industrial property includes six buildings. The site counts two larger buildings, checking in at 52,800 sf and 44,460 sf. Four other buildings total 46,880 sf and range in size from 5,280 sf to 23,600 sf.In addition to the industrial space there is an additional 5,000 sf of office space with entitlements for more development on the site. The existing facilities include dock-high and grade-level loading areas.Grubb & Ellis|BRE Commercial's Andy Melzer and East County Properties' Kerry Schimpf represented both Voit and the seller, Cass Construction Inc. Melzer and Justin Beattie, also of Grubb & Ellis|BRE Commercial, will be handling the sales of the condos.Earlier this year, Voit acquired a 38,400-sf industrial property in Chula Vista. The firm will convert that property from a single user to eight 4,800-sf condo units. While information was unavailable on the Century Industrial Center, the Chula Vista condos have been marketed in the ballpark of $750,000, according to Peter Quinn, vice president of Voit's San Diego office.The Century Industrial Center project is Voit's fourth industrial redevelopment project since entering the San Diego market in 2004. The company's two other redevelopment sites are: Amistad Industrial Center, which will include up to 50 for-sale industrial condo units beginning at 1,000 sf and Chula Vista Distribution Center, which includes 11 7,600-sf industrial condos.
