Tejas picked up the former pilot plant and machine shop, totaling 23,199 sf on 2.5 acres, at the 1520 Lakefront Circle complex, which includes a 45,463-sf office building on a 3.5-acre tract. The asset has been on the market since 2002 at a list price of $4.5 million, according to Pollard Galipp, a broker with Cypressbrook Co. in Houston.

"We put our first offer in for this property three years ago and we couldn't come to terms," Galipp tells GlobeSt.com. "We ended up looking at everything in the city, but kept coming back to this one because the buildings were just perfect."

Galipp says Tejas was searching for a tilt-wall, fully air-conditioned building with 15,000 sf to 20,000 sf and enough room for cranes. The executive team also wanted to stay close to the customer base, he adds. Tejas' new property now has a separate address, 9185 Six Pines Dr.

Galipp says Tejas, now in about 6,000 sf at 363 North Beltway in the Greenspoint area, will use roughly 5,700 sf of the largest building for office space and the balance for manufacturing and storage. The second building, measuring 6,225 sf, will be used as a machine shop.

Tejas was represented in its search by Galipp and Mike Novelli, also with Cypressbrook. Jeff Peden, Marshall Davidson and Loch Cook of Cushman & Wakefield of Texas Inc. negotiated on Shell's behalf.
