1M-SF Office Park On Tap

KEARNY MESA, CA-Construction is about to begin on a three-building class A office park. At one million sf, the park will be the largest contiguous office park in central San Diego.

KEARNY MESA, CA-Groundbreaking for the first phase of a class A office park is about to begin on a 40-acre site here. The park, Sunroad Centrum, will span one million sf at buildout and will incorporate retail components.”Sunroad Centrum will be the largest and only office project of its kind in the mid-city area of San Diego,” says Rick Vann, president of the real estate division of Sunroad Enterprises, the developer of the project. “Our goal from the outset has been to meet the demand for high-image corporate office space.”The first phase of the three-building parcel will span 300,000 sf. The 12-story reflective glass tower will be situated above one level of subterranean parking and include a retail component. The site of the project is located within the master-planned, 244-acre San Diego Spectrum business and residential community. Approximately 1,500 condominiums and apartments currently sit adjacent to the park or are under construction.Sunroad Spectrum is being designed by Brian Paul & Associates. The project’s amenities will include a 4/1,000 parking ratio and have direct access to Highway 163. Mark Wayne, Dan Runyon and Eric Vann of Burnham Real Estate will market the project.Completion of the first phase is estimated for the first quarter of 2007. Groundbreaking for the second and third phase buildings with 14 and 16 stories, respectively, have not yet been announced.”This project is well timed to meet the growing demand for class A space in central San Diego,” says Runyon, senior vice president with Burnham Real Estate.
