SEATTLE-King County last week issued a Request for Qualifications for the purchase of the north half of the Former Kingdome parking lot. The seller is looking for a private developer to create a mixed-used development that must include housing, retail and commercial uses. The 3.5-acre site is located at the south end of Downtown near Amtrak, light rail, and bus service. Responses to the RFQ are due Aug. 30, after which the county will select finalists who will be asked to respond to a more detailed Request for Proposals. “It is the largest undeveloped parcel of land in Downtown Seattle,” Kate Donley, a project manager for the county’s facilities management division, tells GlobeSt.com. “It’s an important piece of property.”Donley says the property can hold anywhere from 500,000 sf of built space to 1.5 million sf of built space, though the latter would require a substantial amount of residential space. The site is zoned PSM 85-120, which means that commercial 75% of the gross floor area between 85 feet and 120 feet must be dedicated to residential use.The property is generally level and rectangular in shape. The current access to the property is off of South King Street, which borders the northern edge of the property, and Occidental Avenue, which borders the site to the west.
