LATHROP, CA-The building materials handling division of Boise, ID-based Boise Cascade has signed a letter of intent to lease a 30-acre facility adjacent to Interstate 5 here that includes a 150,000-sf building constructed in 1990. Assuming the company leases the property following a two-month due diligence period, it will be converted into its first distribution center serving the northern California and northern Nevada trade areas.The property address is 12030 S. Harlan Rd. Because the deal has not closed, Boise Cascade is not revealing any additional detail about the property or the lease deal. According to the property listing on Loopnet, the property was formerly used by Modtech Inc. and holds a 148,800-sf industrial building with 4,800 sf of office space and two 10,000-sf storage buildings. The advertised triple-net lease rate is $37,000 per month.A source there tells GlobeSt.com that the company has not previously operated a distribution center in the area and that its closest existing distribution facility is in Riverside. “For the most part this facility will serve new customers but also will service existing customers that are part of existing national accounts,” says the Boise Cascade source.Boise expects to complete due diligence, obtain permits, begin installing rail service and make other improvements to the site over the course of the next 60 days. The company plans to have the new center operational in the fourth quarter.Boise Building Materials Handling is a national, stocking wholesale distributor of building materials. It distributes engineered wood products, oriented strand board, plywood, lumber, siding, and general-line items such as framing accessories, composite decking, roofing, and insulations. Boise operates 28 wholesale building materials distribution facilities throughout the US. Boise Cascade manufactures the wood products.
