The deal, spearheaded by Scheer Partners on behalf of the Teltronic, marks the company's relocation of its corporate operations from Montgomery County to Prince George's County. It also marks the firm's move from a class C facility to a class A one.

Developed in 2003 by Konterra Realty, 7051 Muirkirk is a single-story property off Rte. 1 and just a few minutes' drive from I-95. "Location was the primary reason for choosing the Beltsville property," Teltronic president Dennis Cieslak says. "With clients stretching from Baltimore to DC, we needed easy access to the Beltway."

While the new space is of a higher grade than the company's existing home in a 1950s-era building in Kensington, MD, it is about 2,000 sf smaller. It has been tailored to accommodate Teltronic's current and future needs. "We were able to save our client time and money by efficiently configuring a space plan and negotiating a below-market deal," says Scheer Partners' Ted Kroos. Konterra Realty markets space at 7051 Muirkirk for $14.50 per-sf, according to commercial real estate data source Black's Guide.
