Best bets for the third location are 1700 Higgins Centre in Des Plaines and the two-building, 816,000-sf Presidents Plaza along the Kennedy Expressway. "Because EOP owns both buildings that AIM is currently a tenant in, I think EOP will have the upper hand in O'Hare," says Steinco Corporate Real Estate Advisors managing principal David O. Stein, who represented AIM.
Although terms were not disclosed, gross asking rents at the five-building, 1.1-million-sf Westbrook Corporate Center start at $24 per sf. The deal reduces vacancy at the East-West Corridor property to 17.7%.
