SEATTLE-The Pacific Northwest law firm Carney, Badley, Spellman has signed a long-term lease for 24,000 sf in Bank of America Tower, a 76-story, 1.52 million-sf high-rise office building in Downtown Seattle that is owned by Equity Office Properties Trust. The firm will occupy the 19,949-sf 36th floor and 4,051 sf on the 35th floor starting around the first of October.The law firm is coming back to the building after a four-year stint at Key Tower, which has been known as Seattle Municipal Tower since the city acquired it in 1996. The city has been taking over more and more space in the building as leases expire. The lessee’s broker, O’Keefe with CBRE, tells GlobeSt.com that the law firm is moving out of about 21,000 sf at Seattle Municipal Tower and into space at BofA Tower that was previously occupied by the law firm Reed McClure. EOP was represented in-house by leasing director John Hansen.O’Keefe declined comment on the negotiated lease rate or concessions. The full-service asking rate in the building ranges from $23 per sf to $32 per sf, depending on where the space is within the building. Local brokers tell GlobeSt.com that EOP has been aggressive in negotiating with tenants who are not currently in the company’s buildings.Bank of America Tower has about 350,000 sf being marketed for lease, which represents slightly less than one quarter of the total rental space in the building. The largest contiguous area is 63,000 sf on floors 52-54, for which the full service asking rate is $30 per sf.
