According to Gary Johnson, vice president of Crimson Services LLC in Houston, who represented the building owner, the average quoted rate is $25.50 per sf in Town Center Two. The transaction brings the occupancy level to 100% in the 140,000-sf Town Center Two building at 1330 Lake Robbins Dr. Town Center is a two-building, 280,000-sf, class A office project.

In preparation for the Irvine, CA-based People's Choice Houston debut, the owners of Town Center Two have initiated an extensive renovation in the space. The new office, Johnson says, is a rebuild of two offices once filled by Microbes and Robert Halff . "They're getting a brand-new build-out designed to specifications," Johnson tells GlobeSt.com, adding the project is about 90% complete. The lease kicks in Sept. 1.
