Harry Lenkerd, a broker associate with ReMax in the Woodlands and Spring, who negotiated the deal for the tenant, says the move was due to distance considerations. "They live in the Woodlands and they wanted to be closer to their work so the location was perfect," he tells GlobeSt.com. "They just wanted to cut down on commute time."

Lenkerd adds the terms of the lease included small renovations to the office and a small kitchen. "They also added room by knocking out another wall," he says.

Though the tenant did consider other spaces, this particular one appealed because "everything fell in well," Lenkerd says. "The location was good; the price was good." Aaron Ace Schlameus with Grubb & Ellis Co. in Houston negotiated for the property owner, Zenith Real Estate Services Inc. of Houston.
